Buying Process in North Cyprus

Selection

We will send you selection of properties based on your requirements and aspirations. Once you have had time to persue these property offers and have narrowed the field down to a favourites, we can organise your inspection trip and arrange appointments for you to view the properties in North Cyprus at your leisure.

Deposit

To reserve your dream property for you and withdraw the property form the market, you need to pay a deposit. The amount of the deposit is 5% of the value of the property. The property will be reserved  exclusively for you for a period of 1 to 2 months, depending on the developer's terms and conditions of sale. We will be at your side every step of the way in case you have any questions.

Preparing for a deal

When you make a deposit, you also pay £1500 for a lawyer who will accompany you throughout the transactions. He registers your contract of the purchase of real estate with TAPU (land registry), draws up a permit for the purchase and deals with all the process (you can write a power of attorney to the lawyer so you don't have to be present in person). You will need to provide a certificate of non-conviction with an apostille, which can be obtained via your local police station in your place of residence in your home country.

Contract

When you sign the contract (there will be a version in English and Turkish with the translations done by a government authorised official translator. If you are in any doubt you may specify the contract to purchase your North Cyprus property should first and formost rely on the English version, and in case of any dispute, the English version is the binding version ) at a meeting with a lawyer, where all the terms of the purchase and plan payment will be specified. Many developers provide interest-free installments for purchases from 6 months to 10 years. You can also get a loan for up to 20 years with an interest rate from 8 to 10%. To apply for a loan, you will need a certificate of income.

Registration of the Agreement

Our lawyer will help you to register the Agreement with the North Cyprus Land Registry Department (TAPU). The procedure takes 21 days. At the time of registration of the contract, it is necessary to pay the registration stamp fee tax in the amount of 0.5% of the property price specified in the contract and 6% for title deeds.

Taxes

Upon receipt of the keys, you pay 5% VAT to the developer, who is obliged to pay them to the tax authorities. After the ownership is rewritten in your name, you pay a tax of 6% of the value of the property for title deeds. This happens after obtaining a purchase permit and submitting the necessary documentation to the land registry. It usually takes from  6 months to 1 year from the date of purchase of the property.
